Some of the Mainyard spaces have limited parking spaces. Others have no parking available. It’s best to check about the specific locations you are interested in when you make your enquiry.
All of the Mainyard Studios spaces have access to bike racks.They are generally outside the buildings or residents can make use of public bike racks that are within a few hundred metres of the spaces.
Offices, music studios and maker space contracts have a one-year contract. Full time dedicated desks are a three-month contract followed by monthly rolling however, we understand that some folks are just breezing through and need a place to hang their hat (or laptop), so we can talk about something more flexible. Day use/hot desk has no minimum contract.
The deposit is one and half month rent and is required for all spaces except for full time dedicated desks which have a deposit of 1 month rent.
Sure you can! Remember though that you may have neighbours and we all like to get along. Be mindful of the volume level and keep the communication channels open between yourself and the Mainyard residents near you in case the level needs to be adjusted.
Yes of course! Unless you plan to sit on the floor. Mainyard Studios do not provide furniture except for in the coworking spaces where a desk space, ergonomic chair and a small storage facility are provided as part of your monthly fee.
We love dogs! Many Mainyarders have dogs and bring them with them to the spaces, including service dogs. The dogs must be well behaved, house trained and quiet. With many people working, a barky dog doesn’t do much for the vibe or stress levels.
This is not recommended. The spaces are not ‘childproof’. We sometimes have maintenance or refurbishments occurring. Also, some of the Mainyard buildings are old warehouses that have plenty of ways a child could come to harm. Plus, as a place of business with many people beavering away, it’s best to limit the amount of noise and distractions from day to day.
You can do this as long as when the time comes for us to part ways, the space is returned to us in the same condition as you took it (unless otherwise agreed upon in writing).
This would be unfortunate and we hope it would not occur for everybody’s sake. When you take a space with us, remember that you are entering a legally binding agreement and you are responsible for meeting its conditions until the end of its term. We do try to work with residents who are experiencing difficulty and will always try to find a replacement for your space.
Yes! You have 24/7 access with the exception of day use/hot desk residents.
As a non-serviced office provider, our cleaner only covers the communal areas. However, we can help you arrange with our cleaners to do your space, you would pay them directly. Or you can source your own to come during business hours when there is Mainyard Studios staff on site.
Most of our buildings have a One Gig fibre leased line, providing eye watering wifi speeds with very little disruption (inevitably things happen outside of our control however we and our providers are responsive). Some of our spaces however, are in areas that do not have access to the technology (fibre or line of sight) yet, however, we always choose the best option available and endeavour to upgrade as soon as there is an option to do it.
Yes! Except for day use/hot desk coworking.
Yes, you can receive mail. Make sure it’s addressed to you/your company correctly, including you specific office/studio number.
You may receive guests/visitors whilst you are in the building. You are responsible for them and their activities whilst they are visiting you.
We have printers in most of the Mainyard spaces. Please check upon enquiry whether there is one in the space you are interested in.
Business rates amounts vary from borough to borough and depend on the size of the space being rented. You as the renter are responsible for the business rates. Councils often offer some relief, up to 100% for small businesses. Almost all of the Mainyard space available for rent benefit from 100% relief. You can check this with the local council’s business rates department.
Almost all sites offer all bills included (WiFi, gas, electricity, water) but some spaces, especially maker studios have their own electricity meters which is billed quarterly according to individual studio usage
We do not charge VAT
Mainyard Studios do not provide any furniture (except for in the coworking spaces). However, with so many friendly Mainyarder neighbours there is usually another resident or few who are willing to lend or sell excess furniture. Its best to discuss with the manager of the space you are enquiring about and they can connect you with anyone who may have what you need.
This varies from location to location and would be a very long list if we were to write it all down here! All our residents are small businesses with (for the most part), one to six team members working in a wide range of sectors. Everyone’s welcome with the one rule to get along and don’t be a d*ck.
